Should You Finish the Year by Buying or Selling?

Should You Finish the Year by Buying or Selling?

The holidays are approaching, the calendar is filling up, and suddenly the idea of moving sounds like something that can wait until next year.

I understand that.

Between Thanksgiving, Christmas, family gatherings, and everything else going on, buying or selling a house probably isn't at the top of everyone's holiday wish list.

But here's something worth considering:

The end of the year isn't necessarily a bad time to make a move.

For some people, it can actually present opportunities they might not have during the busier spring market.

For others, waiting until next year may be the smarter decision.

The key is knowing which situation applies to you.

For Buyers: Less Competition Can Be an Advantage

Think about what happens when the holidays approach.

Families get busy. People travel. Some buyers decide to put their home search on hold until January or February.

That can mean fewer people competing for the same properties.

And depending on the house and the seller's circumstances, that can create opportunities.

Maybe a home has been on the market longer than the seller expected.

Maybe the seller is relocating and would prefer to close before the end of the year.

Or maybe a property that attracted plenty of attention during the summer is now receiving fewer showings.

None of that guarantees a bargain.

But it can create room for conversations about price, repairs, closing costs, or other terms that matter to a buyer.

The important thing is recognizing an opportunity without assuming every seller is desperate.

A well-priced, desirable home can still attract strong interest in November or December.

For Sellers: Are There Really Buyers Looking During the Holidays?

Absolutely.

The number of people shopping for homes may decline during the holidays, but that doesn't mean the remaining buyers aren't serious.

Someone arranging showings between Thanksgiving plans and Christmas shopping probably has a reason to be looking.

It could be a job transfer, a lease ending, a family change, or simply finding the right home at the right time.

But there's a tradeoff.

You may have fewer competing listings in your neighborhood, which can help your property stand out.

You may also have fewer buyers actively searching.

That's why pricing and presentation are so important.

A home doesn't automatically become more valuable because there are fewer listings available.

And listing too high can still cause it to sit, even when the competition is limited.

The Holiday Question Nobody Talks About

There's another part of this decision that has nothing to do with interest rates, home prices, or inventory.

Do you actually want to move during the holidays?

That may sound obvious, but it's worth discussing.

If you have family coming for Thanksgiving, kids home for Christmas, or a calendar packed with activities, moving may create more stress than it's worth.

On the other hand, if you're already planning a move, getting settled before the new year might be exactly what you want.

Some people would love to wake up Christmas morning in their new home.

Others would much rather enjoy the holidays where they are and make a move afterward.

Neither answer is wrong.

What About Waiting Until Spring?

Spring is traditionally one of the busiest seasons in real estate.

There are often more buyers actively searching, and homeowners frequently choose that time to list their properties.

That can create advantages for sellers, especially when demand is strong.

But buyers may also face more competition.

And sellers may find themselves competing against more listings.

Waiting until spring doesn't guarantee a higher selling price, just as buying in December doesn't guarantee a better deal.

The market conditions, property, location, and your personal circumstances all matter.

Around Tulsa, Owasso, Skiatook, Broken Arrow, Bartlesville, and our surrounding communities, conditions can vary significantly from one neighborhood and price range to another.

That's why I wouldn't make a decision based solely on the season.

Five Questions I'd Ask Before Making a Move

Whether you're considering buying or selling before the end of the year, I'd start with these questions:

1. What's driving the move?

Is there a deadline, a financial reason, a family need, or simply a desire for something different?

2. Does the financial side make sense?

For buyers, that means looking at the total monthly payment, cash needed to close, and long-term affordability.

For sellers, it means understanding likely sale proceeds, moving expenses, and what the next home will cost.

3. What's happening in your specific market?

A national housing headline won't tell you everything you need to know about a particular neighborhood in Oklahoma.

4. How flexible is your timeline?

If you need to move by December, the strategy will look different from someone who can comfortably wait until March.

5. Will moving now improve your situation?

This may be the most important question of all.

A move should accomplish something meaningful for you, whether that's a better home, a more manageable payment, a shorter commute, or simply being closer to family.

The Bottom Line

There isn't one perfect month to buy or sell a home.

And I wouldn't tell someone to rush into a major financial decision just because the calendar says December is approaching.

But I also wouldn't automatically tell someone to wait until spring.

Sometimes the right opportunity appears when everyone else is distracted by the holidays.

Sometimes the smartest move is to spend the next couple of months preparing so you're ready when the time is right.

The best decision isn't necessarily the one that happens fastest. It's the one that puts you in the best position to accomplish your goal.
