Why Some Tulsa Homes Are Selling While Others Are Sitting

Have you ever noticed two houses in the same neighborhood, priced relatively close to each other, but one sells while the other sits for weeks?

It's tempting to blame the market.

And sometimes the market really is part of the problem.

But more often, there's something else going on.

Buyers are making comparisons, and those comparisons matter more than they did a few years ago.

Buyers Are Looking at More Than the Asking Price

Imagine you're shopping for a house.

You find two homes in the same general area.

One is clean, well-maintained, nicely presented, and priced in line with comparable properties.

The other needs a little work, has dated finishes, and is priced as though those differences don't exist.

Which one are you going to be more excited about?

Probably the first one.

And even if you like the second house, you're likely going to expect a price that reflects the work you'll need to do.

That's something sellers sometimes underestimate.

Buyers aren't just asking whether they can afford a house. They're asking whether it's worth what the seller wants.

The Tulsa Market Is Giving Buyers More Time to Think

According to Realtor.com's September 2026 housing data, homes in Tulsa had a median time on market of approximately 56 days.

That doesn't mean every house takes 56 days to sell.

Some sell much faster. Others take considerably longer.

But it does tell us that the market isn't operating like the frenzy we experienced a few years ago.

And when buyers have time to compare their options, the differences between homes become more important.

The First Price Can Be the Most Important Price

Here's something I've told sellers for years:

We don't get to decide what your house is worth simply because that's what we'd like to get.

We can study comparable sales, evaluate the competition, consider the condition and features of the property, and recommend a pricing strategy.

But ultimately, buyers determine whether the price makes sense.

One of the biggest mistakes a seller can make is starting too high because they want to leave plenty of room to negotiate.

That strategy can backfire.

The home misses its strongest initial exposure, buyers move on to better-priced alternatives, and eventually the seller may have to reduce the price anyway.

Sometimes the final result is worse than if the home had been priced appropriately from the beginning.

Presentation Still Makes a Difference

This doesn't mean every seller needs to spend thousands of dollars remodeling before listing.

In fact, there are plenty of improvements that may not return what they cost.

But cleanliness, maintenance, good photographs, and making a home easy to show can make a meaningful difference.

Buyers need to be able to picture themselves living there.

And if a property has obvious issues, we need to account for them in the strategy rather than pretending buyers won't notice.

What Does This Mean for Buyers?

There's an opportunity here, too.

A home that's been on the market for a while isn't automatically a bad house.

Maybe it was initially overpriced.

Maybe the photographs didn't do it justice.

Maybe the seller had unrealistic expectations and has finally become more flexible.

Or maybe there's a legitimate problem that needs to be investigated.

The important thing is understanding why the property hasn't sold.

That's where having someone willing to give you a candid assessment matters.

Sometimes the best advice is to make an offer.

Other times, the best advice is to keep looking.

The Bottom Line

There are still buyers looking for homes around Tulsa, Owasso, Skiatook, Broken Arrow, Bartlesville, and our surrounding communities.

But not every home, neighborhood, or price range behaves the same way.

For sellers, the goal isn't simply to put a house on the market.

It's to position that house so buyers see the value.

For buyers, the goal isn't just to find a house that's been sitting.

It's to recognize when a property represents a genuine opportunity.
